Topsail Island Real Estate

Topsail Island is located northeast of the Wilmington area and south coastal beaches. It is one of the more popular destinations for its low-density commercialism. But the island is not nearly as secluded as Bald Head Island or Figure Eight Island, both of which are quite unspoiled and exclusive.

Topsail Island is really a combination of three towns: North Topsail Beach, Surf City and Topsail Beach. Topsail Beach is the southernmost. Not unlike other coastal Carolina beaches, these communities have experienced quite aggressive growth, both residential and commercial, in the last few years.

Nearby communities, considered part of Greater Topsail, include Hampstead, Holly Ridge and Snead’s Ferry. The area lies about 30 miles from Downtown Wilmington.

Topsail Real Estate

Topsail Island offers the real estate shopper a diversity of properties. The island affords options for ocean and beach front properties as well as properties along the beautiful Intracoastal Waterway. Like other beach properties, expect homes to be anything but affordable. This is upscale beach living and Topsail Island is one of the more in-demand. Ocean view homes start around $1,000,000 and go up. Many are custom built and offer custom details.

Tale of Three Towns

Each of the three island towns retains its own personality. At the north end of the island North Topsail Beach has kept to itself; mostly single family homes and condos. For commercial activity there is Surf City, located midway on the island, or Snead’s Ferry, over the bridge on the mainland. Topsail Beach, at the southern end of the island is laid back and trying to remain as un-commercial as possible. But this is a favorite beach spot for mainlanders with a small, but unique shopping center. The island is also dotted with popular little seafood restaurants, big on personality and local color, and low on cost.

As might be expected the population of Topsail Island expands in the summer months. Vacation rentals are booked and folks spend time in their summer homes or vacation cottages.

Fishing and boating opportunities are limitless and the moderate seasons extend these activities even more. For this reason more and more residents are relocating from the North in favor of extended warm weather. For visitors interested in marine life, Topsail is involved in the interests of the Loggerhead Turtle.
